Reports for Every Stage of the Lease

A PRO documents the property the same way every visit, in 600+ cities. You choose the report. We handle the rest.

Report Types

The Right Report for the Moment

Same process, same checklist. The detail level matches where you are in the lease.

Move-In / Move-Out

When: Start and end of each tenancy
Property: Vacant

Our most detailed report: the full before-and-after of the property.

  • Every wall, floor and ceiling
  • Cabinets and drawers, open and closed
  • Appliance brands and serial numbers
  • Local code items
  • 360° Image Capture

Periodic / Lease Renewal

When: During the lease and before renewal
Property: Occupied

An overview of every room, plus every issue worth knowing about.

  • Maintenance nobody reported, like leaks
  • Resident-responsibility items, like filters and alarm batteries
  • Insurance risks: trampolines, above-ground pools, grills under awnings

Onboarding

When: Before or at the start of a management agreement
Property: Often occupied

So you start with a clear record of what came before you.

  • Baseline condition of the property
  • Code and safety items to fix first
  • As thorough as access and resident privacy allow

360° Image Capture

When: Any time the property is empty
Property: Vacant

Full-room panoramas you can revisit from your desk.

  • Every room captured as a full panorama
  • Pan the whole room later, without another visit
  • Included in every Move-In / Move-Out report

Every Report

Not a Claim. A Process.

Every report covers the same ground, every visit, with time-stamped photos.

Exterior

The same angles every visit. Roof and gutters when viewable from the ground, plus drainage, fences, lawn, screens and pools.

A ceiling smoke alarm being tested with canned smoke

Smoke Alarms

Sprayed with canned smoke, not tapped. Pass or fail, the manufacture date, and a check of every room, so a missing alarm gets noted too.

A kitchen sink with the cabinet underneath open

Sinks

Faucets photographed running. The PRO feels the pipes underneath for moisture and photographs them.

A kitchen with the oven, cooktop and an open drawer

Kitchens

The condition and manufacturer of landlord-owned appliances, plus serial numbers on move-in and move-out.

A new air filter next to a used one

Air Filters

Condition, size and location recorded. A new filter gets initialed and dated.

An interior door and its hardware

Doorstops

Missing or broken doorstops documented, along with any wall damage behind the door.

How PROS Work

Eyes, Ears and Nose. Never the Mouth.

  • Observation only. PROS record what they see and what residents say, labeled as such. They don’t diagnose, negotiate, or tell residents what you’ll do.
  • Odor. Logged on entry, room by room, and recorded as subjective.
  • Privacy. No photos of people or personal belongings. Drawers stay shut unless there’s a property reason.

Add-On Services

Handled on the Same Visit

Add any of these to a report, and the PRO takes care of them while on site. No second trip.

  • Smoke and CO alarm replacement or installation (9V, wired or wireless)
  • Air filter changes
  • Doorstop wall-plate protectors
  • Furnace filter sizing and serial number capture
  • Lockbox placement and retrieval

The Report

A Document, Not a Folder of Photos

Every report is organized room by room and ready to forward to an owner as-is.

  • Key items like smoke alarms and filters on page one
  • Every observation in one table
  • Numbered checklists for each room
  • Time-stamped photos throughout

Using zInspector? Reports can sync to your zInspector Dashboard and on to your PM software.

That’s a Move-In report (PDF). Also available: Periodic and Move-Out.

Reports reflect the property’s condition on the report date and are produced by trained field technicians. They are not an inspection by a licensed inspector.
